- All people entering the property must be registered and verified with the airbnb platform. For verification, we require a Photo of the ID of all people entering the property along with the photo of the License Plate, Year, Make and Model of the car that will be on the property. Any unregistered cars are subject to getting owed. We will not accept any reservation with unverified or unregistered guests and cars.

- Host reserves the right to request up to $250 Safety Deposit at any time before or during the reservation. We will process the refund of the deposit within 48 hours after checkout barring an y damages or house rule violations. If you have a confirmed reservation via instant book but do not pay the $250 damage deposit, you will not be given a refund if you cancel.

- Only flush toilet paper down the toilets. If our toilets or drains are clogged, you will be billed for the cost of a plumber.

- Guests must be 21 years or older to book this property

- We provide you with enough essentials to get started (two rolls of paper towels, and two rolls of toilet paper per bathroom), however, the expectation is that you will provide your own during your stay.

- Absolutely no pets are allowed at this property. Our unauthorized pet fee is $300, which covers the cost of deep cleaning, removing hair, ozone treatment, and associated costs.

- Do not pour grease down any sink. This includes grease from cooking, olive oil, canola oil, etc. If a plumber needs to be dispatched, you will be billed for the cost to remove the clog.

- You will be provided an access code to get into the house. You may not share the access code with anyone else unless I explicitly allow you to via Airbnb.

-Absolutely no parties. Noise levels in the home are monitored and if they exceed a certain threshold, our security team will reach out to you. Repeat noise violations will result in security escorting you off of the property, your reservation will be canceled, and you will not be refunded. In addition to this, we reserve the right to pursue any damages in criminal and/or civil court.

- For the safety and security of our guests and neighbors, and for the enforcement of our house rules. We have a security patrol monitoring this listing. The name of the security patrol company is NOble Security Services. The security patrol may be dispatched to the property at any time if there is evidence that the house rules are not being adhered to. There is a $500 fee if the security patrol has to be dispatched to the property for any house rule violations. This $500 fee will automatically be deducted from the safety deposit.

-You may NOT ship any mail to this property.

-Absolutely no smoking in this property. Violation of this will lead to a $1000 remediation charge which is used to treat the entirety of the property via air/deep cleaning, and replacing all filters.

-There is a late checkout fee of $50. If you hold the house for more than one hour past the agreed-upon checkout time, you will be charged at the nightly rate of $100/night.

-If provided, you agree to not lose our key. Losing our key leads to a $50 fine.
You agree to only bring the number of guests that you have agreed to into this building.

-In the event of circumstances that require escalation to AirBnB customer support, you may NOT give retaliatory reviews. Penalties include being blacklisted from our Houston, Dallas, and Fort-Worth network of properties.

-Do not cover or tamper with the doorbell. Doing so will lead to a cancellation of your reservation with no refund.
