House Rules
This listing requires that all guests submit valid identification and their vehicle information prior to booking this property. This is both to confirm your reservation and to prevent your vehicle being towed.
Upon booking, you will be sent a link to provide such identification and a short-term rental contract will be sent to your email. Once the contract is signed, you will receive check in instructions and your room code 2 hours prior to your arrival. Valid ID includes, Photo ID, First Name, Last name, Check in & Check Out Date.
- Due to city ordinances, we are requited to limit the amount of people staying in the home to 8 people.
- Guests must be 21 years or older to book this property
- We provide you with enough essentials to get started (two rolls of paper towels, and two rolls of toilet paper per bathroom), however, the expectation is that you will provide your own during your stay.
- You may NOT ship any mail to this apartment. You will be provided with a document which has nearby locations where mail can be picked up from. Any mail sent to this address will be returned back to the sender.
- If you decide to bring large vehicles [e.g a camper] which take up multiple spaces, you would be responsible for securing your own parking spot and we are not liable for any issues you may have in relation to finding a spot large enough to accommodate your large vehicle.
- Some of our properties have gym equipment which is provided through the property management company/HOA as a courtesy to guests. As such, we are not responsible for the condition or availability of any of their equipment. By booking our properties, you understand that we are not liable for their condition.
- Quiet hours begin at 10PM and end at 8AM for all residents in our apartment communities. During these hours, please keep sound levels to a minimum. If complaints are received during quiet hours, you will receive one warning. If a second complaint is received, your reservation will be cancelled and you will be escorted off the property by the on-site police officer.
- At our properties that have a pool, the pool's hours are from 10AM to 10PM. Beverages are allowed by the pool, however, you may not have any glass near the pool.
- At select properties, dogs are allowed on a case by case basis and we do not allow cats. You must inform us that you are bringing a pet. Our pet fee is $20/per night. If you’ve brought an unauthorized pet, you will be charged an unauthorized pet fee of $500. Pets are to remain off furniture and must not be left unattended, unless inside of a kennel. All dogs must be outside trained, walked outside, and cleaned up after. The use of potty pads is prohibited inside of our properties, including the balcony.
- There is a late checkout fee of $50. If you hold the apartment for more than one hour past the agreed-upon checkout time, you will be charged at the nightly rate of $100/night.
- You agree to not lose our key. Losing our key leads to a $150 fine.
- If provided, you agree to not lose our key fob. Losing our key leads to a $200 fee.
- Hosts reserves the right to request a security deposit of up to $250 at their own discretion
- If you were provided with a parking pass, failure to return your pass will lead to a $150 fine.
- You agree to only bring the amount of guests that you have agreed to into this building.
- You agree that we, Comfy Living, will act as your hosts and will address any concerns that you have, NOT building staff.
- Unless both the property manager and you, the guest, have agreed in writing to extending your reservation, your check-out date marks the end of your contract. As such, Comfy Living Arrangements is not liable for holding baggage that you (“guest”) have left in any of our apartments. (Section 2155.053 of Texas Occupations Code)
- If you do not complete this contract, penalties include a trip cancellation which you will not be refunded for, an eviction, and a $200 administrative fee.
- In the event of circumstances which require escalation to AirBnB/Booking.Com/VRBO customer support, you may NOT give retaliatory reviews.
C.) if you or a guest of yours creates a disturbance that leads to an eviction, or lease violation, there will be a $3000 penalty. In my 4 years as a host with 10 separate properties, there has never been a need to assess a penalty for lease violation or eviction, please don't change that. Thank you!
- Only flush toilet paper down the toilet. You will be billed $200 if a plumber needs to be dispatched to the property to unclog a toilet.
- Do not pour grease or any cooking oil down the sinks/toilets, if a plumber needs to be dispatched, you will be billed $200
You have 48 hours after your arrival to notify us of any maintenance issues associated with the property. This includes missing essentials such as toilet paper, soap garbage bags, etc. If no notice is given within 48 hours, you assume temporary responsibility for the property as is and as such are liable for any damages in accordance with the State of Texas Innkeeper laws. If any maintenance issues occur during your stay, it is your responsibility to inform us so that we may take any action needed. However, if you are not satisfied with any solution that maintenance has offered to a particular issue you may not leave a retaliatory review.
Under no circumstances should smoking of any substance (tobacco, marijuana, etc.) occur within the property. This includes the balcony as well. All smoking activities must occur outside of the property. This includes, smoking, vaping, hookahs, electronic cigarettes, Juuls, and other devices of a similar nature. Violation of this rule will lead to a $200/day ozone rental fee, and any relocation fees associated with moving the next guest.
By signing this contract, you agree to abide by all terms as stated above. These terms are legally binding in accordance with the State of Texas’ Innkeeper Laws.
