House Rules
- Guests must be 21 years or older to book this property
- Absolutely no smoking in this property. Violation of this will lead to a $1000 remediation charge which is used to treat the entirety of the property via air/deep cleaning, and replacing all filters.
- We will be collecting a $250 damage deposit through Airbnb resolutions center before checking-in. Your refund will be processed 48 hours after check-out barring any damages or House Rules violations. We need this confirmed prior to accepting your request to book.
- We provide you with enough essentials to get started (two rolls of paper towels, and two rolls of toilet paper per bathroom), however, the expectation is that you will provide your own during your stay.
- You may NOT ship any mail to this house. You will be provided with a document which has nearby locations where mail can be picked up from. Any mail sent to this address will be returned back to the sender.
- There is a late checkout fee of $50. If you hold the House for more than one hour past the agreed-upon checkout time, you will be charged at the nightly rate of $100/night.
- Under no circumstances should smoking of any substance (tobacco, marijuana, etc.) occur within the property. This includes the balcony as well. All smoking activities must occur outside of the property. This includes, smoking, vaping, hookahs, electronic cigarettes, Juuls, and other devices of a similar nature. Violation of this rule will lead to a $200/day ozone rental fee, and any relocation fees associated with moving the next guest
- You agree to not lose our key. Losing our key leads to a $150 fine.
- If you were provided with a parking pass, failure to return your pass will lead to a $150 fine.
- If you were provided with a key fob, failure to return your key fob will lead to a $200 replacement fee.
- You agree to only bring the amount of guests that you have agreed to into this building.
- Unless both the property manager and you, the guest, have agreed in writing to extending your reservation, your check-out date marks the end of your contract. As such, Comfy Living Arrangements is not liable for holding baggage that you (“guest”) have left in any of our apartments. (Section 2155.053 of Texas Occupations Code)
- If you do not complete this contract, penalties include a trip cancellation which you will not be refunded for, an eviction, and a $200 administrative fee. - In the event of circumstances which require escalation to AirBnB/Bookingcom/VRBO customer support, you may NOT give retaliatory reviews.
- Penalties include being blacklisted from our Houston, Dallas, and Fort-Worth network of over 1000 properties. Violations of property management’s request to let their leasing agents focus on leasing may also have repercussions:
A) they may ask me to ask you to leave, in this case you'll be asked to leave without refund.
B.) if you or a guest of yours creates a disturbance that leads to a lease violation, there will be a $200 penalty.
C.) if you or a guest of yours creates a disturbance that leads to an eviction, there will be a $3000 penalty. In my 4 years as a host with 10 separate properties, there has never been a need to assess a penalty for lease violation or eviction, please don't change that. Thank you!
